  • Excessive hot water temperatures exceeding 130 degrees can not only scald you but will shorten the life of your plumbing fixtures and cost much more to operate.
  • Bacteria Problems:  Bacteria can grow in a warm heater environment. The bacteria can be killed by setting the heater temperature to 140 degrees along with a mixing valve installed to temper the water temperature back to 120 degrees.  This will also give you more volume of hot water, but will cost a little more to operate.
  • Sulfur problems are associated at times with well water and a softener system. The water attacks the existing aluminum or magnesium anode rod causing the sulfur smell. There are remedies for this including replacing the anode rod with a Zinc type and flushing out the tank with chemicals to kill any remaining bacteria.  Depending on the level of sulfur in the water there is no 100% guaranty it will last.
